How does the process work? What do I need to do?

Once we have received your inquiry and confirmed that you are in a position to host your home, the process is as follows:
1. Air Hospitality will do a pre‐qualifying check to ensure your home is suitable and meets the criteria to be ‘guest ready’.
2. Once qualified, we book a first visit to meet you and appraise the home and its rental potential.
3. If you decide to go ahead, you’ll then sign a contract and we arrange a professional photography session.
4. Your house listing is advertised on multiple online platforms to guarantee the highest reach and to optimise occupancy rates.
5. Air Hospitality then supports you to ensure the home is ‘guest ready’ in time for your first check‐in.
6. We take care of everything to ensure your property and your guests are well looked after!

Do you take the pictures for the listing?

Yes, we use a professional photographer to optimize your property’s listing for a one time cost. You will have copyright ownership of all the photos taken during this time. Air Hospitality will also support you with styling the home if required.

Is my property maintained?

Air Hospitality’s customer service works around the clock, 24/7/365, to address all guest maintenance and cleaning issues. Any repairs under $300 are undertaken immediately. For repairs over $300, the owner will be consulted on the issue with our proposed solution, and they will then make the final decision on how we are to proceed. These thresholds can be agreed on in advance. All maintenance costs will be deducted from your rental reven ue. To keep up maintenance and quality at your property, Air Hospitality uses trusted vendors for lawn care, pest control, as well as quarterly reviews of each property.

How long does it take to get my property listed and ‘live’ on the rental market?

From end to end, the process can be quick, especially when the property is already furnished. You can expect anywhere from 7-30 days depending on your particular situation.

Who creates the listing?

The Air Hospitality team will create the listing using professional photographs, create custom written material uniquely suited to your listing and those renting it, and place the ad across as many relevant booking portals as possible.

What is the occupancy rate?

Air Hospitality does not guarantee guests, but we work tirelessly to achieve occupancies around 87% on average.

Is the cost of cleaning included in your price?

Cleaning turnovers while the property is online are charged to the guests that stay at the home. During the initial set-up, a deep clean will be performed by our cleaning team, and this will be charged to you as a one-time fee.

When will I get paid?

Payment for your rental earnings will be paid the 12th of the following month.

How do I pay your management fee?

Our management fees are deducted from your guest payments after platform fees. These fees and charges will be itemized on our owner statements. Included in these statements are rental earnings, occupancy rates, average nightly rent, and maintenance expense to give you the complete picture of your property’s performance.

How will I get paid?

Your rental earnings will be paid by either ACH or check.

What are the insurance options?

We strongly recommend that you speak with an insurance provider that offers short-term rental coverage that allows for one-nights stays. If your current provider does not offer this coverage, Air Hospitality can refer you to a provider that does.

What’s included in your Service?

Air Hospitality is a full-service Short Term Rental Management Company. Our goal is to provide a one stop shop for all things short-term rental. From the guest communications to cleaning, lawn care to service request, we have you covered.

Do you offer small service packages?

Yes! We understand that many hosts love what they do just as much as we do. No matter what involvement you would like, we have a plan for you.

What do I need to provide?

As an owner you can provide as much or as little as you would like. We have onboarding specialists that will take you step by step through the process.

Do you offer any other services?

Yes, Air Hospitality also offers a furniture rental service to assist owners in the large task of furnishing an empty place or space. Our home/apartment designers will design, order, and stage part or your entire listing for a flat fee.

What is the cost of your full service management?

Air Hospitality has two differencing pricing models to help fit your needs. You can choose a guaranteed monthly stipend or take a management fee. Please refer to your Pricing page for more details.

What is the cost of your cleaning service?

Pricing will depend on the size of your home, but prices are between $70-85.

What involvement will I have in the booking process?

As an owner, you will not be involved in any part of the process. Air Hospitality covers guest reservations, reservations, during-stay requests, cleaning/turnover process, and any needed listing maintenance.

How do you handle key exchange between guests?

We do not use keys at any of our properties. Our team will install keyless locks to your home as a one time expense.
